Move-in/move-out season can be extremely busy and difficult. We handle all procedures including deposit collections and returns, make ready, and property inspections using both our extremely competent staff and first-class vendors.

Property Inspections and Oversight+

Because many of our owners are not local, we keep a constant eye on every property to make certain the grounds, unit/building, and interiors are well taken care of. We conduct a semi-annual visit on top of maintenance-based visits, to address any issues and make sure the tenants are in compliance with the terms of the lease.

Preventative Maintenance+

Preventative maintenance is the key to a successful rental property. Being on the offensive towards potential issues will prevent large expenditures and will help maintain the value of your property. We hire and contract only the finest maintenance personnel to make sure that any potential problems are handled in a timely fashion and at reasonable rates. Experience and quality matter.

Repairs+

In the event that there is an issue with your property, our team will handle every detail. Our staff is available 24 hours per day 7 days a week in the event of an emergency. We will provide multiple bids on “big ticket” repair items and will handle negotiations and payments with all contractors. We do not up charge the cost of maintenance which means you pay what we pay for all maintenance and repairs.

Rent Collections+

Our services include rent collections for all properties. We offer our tenants a number of different rent payment options including our online payment portal which allows payments via credit card, check or even an advanced auto debit option which will deduct the rent on a monthly basis. In the event that tenants do not abide by lease mandated monthly payments, we will handle eviction and collections processes as well.

Accounting and Reporting+

Each month, our owners receive a detailed report of all financial activity involving their property along with receipts (if requested) for all repairs and maintenance. We also provide year end net income statement along with a 1099-Misc showing the total rent collected making IRS filing a breeze. Additionally, we offer direct deposit for a small service fee making funds available in your account, next day.
